When updating your kitchen it is very important to prepare a budget plan for your kitchen remodeling project before you get started. It’s always a good idea to complete a detailed budget before the kitchen renovation project begins, not doing so may result in you getting swept into a spending frenzy of unwanted and unnecessary costs.Collecting thorough information related to the type of remolding you want to do will definitely result in a productive and cost effective project. Ask many questions, go to your friends and family members for advice, gather literature from your local home improvement stores, surf the net and make as many phone calls needed. Knowledge is power being as knowledgeable as possible is definitely going to save you money and time in the end. When I started my kitchen remodeling project my first step was a walk through of my existing kitchen and made a list of all appliances I wanted replaced. Next step was visiting my local home improvement store and I did a price check to get an idea of the costs for my new appliances. After making my choices I asked a sales person in the kitchen center for a rough estimate of what my costs would be if I replaced my cabinet doors, counter tops, and my sink as well. My kitchen measures 12X20. After factoring in all costs for new appliances and upgrades to the permanent fixtures I was given an estimate of around 00.00 which I was very pleased with being that I was still under my original budget. With the money I had saved by planning and preparing I was able to buy a new dinette set to enhance my new kitchen! Any kitchen remodeling job big or small can be a great experience if you plan and prepare ahead. As it comes to beach house, the first thing you can think of is golden sunshine and sand. It is certain that you would prefer spend all your time outside sunbathing or taking a dip, yet to some extent you also want to retire to your beach house.

Wood or tile floors will be great for your beach house, as these are easy to maintain and will not trap dirt or sand. Pile up some pillows and cushions on the floor to sit or lay on. For your covers, use materials such as denim, linen or twill as these do not wear fast and are easy to clean. For the fabric designs, you can chose motifs of palm trees, tropical flowers or sea shells.

Do not carpet your beach house as the synthetic material will stick out like a sore thumb in your outdoorsy room. Opt for an area rug instead. An area rug will add color to your beach house.

Get one made from natural fibers such as sisal or sea grass that will wear the rough outdoors, with the salt water, rough night breezes and sun. Sisal will complete the whole outdoors look you are aiming for.

Being smack in the middle of the outdoors, your colors will be light earth tones, your materials and fabrics natural and durable. Avoid bold bright tones and instead go for the more natural color palette that will enhance your serene ambience and complete the colors of your surroundings. White and ivory would work well for your walls, while a soft sky blue would be great for your ceiling. Your furnishings should stand out well in white, sea green, yellow and blue.

You don’t have to have window treatments for your beach house as you want it to be as airy as possible.

But if you must, go for sheer curtains or shutters in pristine white for a complete look.

There’s a whole market of free accessories waiting for you down at the beach. You can get all sorts of coral pieces and shells in different shapes and striking colors and patterns to display on shelves in your beach house. Place them with some sand inside clear glass jars and in wooden bowls to serve as centre pieces on your table.

Go for chairs made from wicker furniture, as these will withstand the ravages of the natural environment. Set up a wooden table outside, underneath a large beach umbrella for more direct contact with your outdoors. A hammock would also be great to laze around in.

At the end of it all, remember that the more space you create the more relaxing your beach house will be. Avoid stocking up on too many pieces of furniture. Have enough space to move around and feel comfortable in. You can get a lot of great ideas from thrift stores and the like. Once your beach house is complete, it should serve as the perfect get-away in which you can relax and rejuvenate during your vacation.

We live in a very fast moving society, and everything needs to be done yesterday. ” I need to sell my house now, or…..!” In this period of recession, this is the cry of many people finding it hard to keep up with the mortgage payments. The name of the game is saving time and money, and everyone wants to ensure they get the best deal for their time and effort. But sometimes I may find difficulty in selling my house for various reasons, particularly if adequate preparation has not occured. If I want to sell my house, I will need to get good professional help to aid in the process. The reasons I have for wanting to sell my house may be many and varied, including relocation, divorce settlement, inheritance, mortgage arears etc., and I really do not want them to be a reason why a quick house sale should not occur. rather they are a motivation. So when a potential buyer comes to view my house, I want to ensure that I have the best parts of the house highlighted.

I will try to find out what the customer is looking for, and try to marry those requirements with the features of the house. Previously I will have spent time making my house look attactive, and clutter free. This will pay dividends rather than have the childrens toys strewn all over the living room floor, or the front garden looks like a rubbish dump.

A word of warning. when I sell my house, I will budget for the cost of decoration, as this cost can run away, and become more than you want it to be, thereby eating into your profits. Of course you could use an interior designer, and finding a good one normally comes through recommendation or referal, you will want to do research in this area. You could also hire in someone to help you get the house organised. This could mean organising the bathroom, basement (if you have one), closets and cupboards, the garage, and of course the attic. In fact, many people that want to move don’t because of the job of cleaning out the attic!

I will then want to get a good photographer to get pictures of my great looking home. If I want to sell my house, taking picures of my property will be essential for marketing purposes, especially when advertising on the internet. Nowadays many house buyers are looking to the internet for house purchases, so by taking good pictures of you house, you immediately create a good impression with the people that view you house over the internet. Generally, if buyers are not attracted by your pictures on the web, then they are unlikely to visit you property for a viewing.

Make sure that your home is free from all the pests that will devalue your house. Mice, rats, termites, dry rot, wet rot etc. will devalue your house, and you could save yourself a few thousand if you take care of the problem before a viewing. Check the plumbing, check for water leaks, and ensure that your electricity supply and wiring is good. Again, the cost of rewiring you house may be prohibitive to a new buyer, who will give a reduced offer if the wiring is faulty.

Make your house smell nice inside and out, and share the parts of the house that you love with your potential buyers. For example, if you have a beautiful garden, then schedule your viewings for the morning, before the flowers start to wilt. The process of selling your home can be a long one, but by using these tips, you give yourself the best chance of selling your house. You will have to spend some money to get your home organised and decorated, but this expenditure, if done properly, will pay you dividends in the end.

If you’re planning to dress up your window or just want to add new elements for a completely different look, what better way to do that than to use window treatments? If used effectively, window treatments can provide efficient light and privacy control, create the illusion of space, hide structural defects and create a whole new ambience in any area in your house.

Basically, there are different kinds of window treatments you can use either by themselves or combined. These are drapes, curtains, blinds and shutters. Your pick on which of these window treatments to use will depend on your needs and the particular look you want to give a room.

1. Drapes and curtains

Drapes and curtains are probably the most common window treatments.

If you want to expand the room and create the illusion of a bigger space, use light colored curtains and light fabrics. Light colors also allow more light and create a sunnier room. Let in the breeze and sunshine with tiebacks that either match the curtains or provide a great accent.

Drapes are perfect for Victorian-inspired rooms or if you want to create a romantic, opulent look. They can make any window look elegant especially if you choose colors and texture that are rich and luxurious. If you have tall windows, use heavy drapes to keep the windows from overwhelming your window treatments. Lighter drapes look best in smaller windows.

2. Shutters and blinds

Shutters and blinds can be made with fabric, vinyl or wood.

Shutters create a look that is similar to the plantations of the Old South. You get great control over light and privacy by simply opening or closing the louvers. They also offer great protection from wind and dust. If you want a country-style house or a look reminiscent of a Paris apartment or a nice remote beach house, shutters make a perfect window treatment for your home.

Blinds also allow you to manipulate light and give you better control over privacy. If you have large windows, you can try festoon blinds. This type of blinds will work well if you want the puffy, romantic look. If not, go for plain fabric blinds or Roman blinds, which allow you to lift an entire portion of the fabric to keep the window view clear.

Concern for the environment and concern for the pocketbook are leading home buyers away from luxury estates and toward more affordable houses that use less resources and encourage simpler lifestyles.

Variously dubbed the smallhouse, minihome, homelet, microhouse and wee house – modern architects are coming up with great designs that make maximum use of space and resources with minimum land use. With some of the buildings as tiny 400 square feet, you can be certain that every inch is packed with purpose. It’s a scrimp here and splurge there aesthetic: built-in storage, smaller appliances and lofts eliminate wasted space while vaulted ceilings and giant windows make the most minuscule spaces seem airy and bright.

The emphasis on making good use of space while maximizing style is a familiar concept in Japan and Europe where land is at a premium and concern for the environment is urgent. Americans on the other hand, haven’t seriously played with the idea of efficiency since the depression.

In 1936, Frank Lloyd Wright developed the Usonian house design. This boxy modernist house was a simplified version of his earlier Prairie house – but stripped down, without attics, basements or ornamentation. The Usonian was an attempt to create a distinctly American style of home that was available to everyone. Built on principles of convenience, comfort and economy, its spacious open interiors belie the low profile boxiness seen from the street. Wright’s work inspired modernist architects all over the country. Locally, the designs of Victor Hornbein, Joseph and Louise Marlow, William Muchow, Eugene Sternberg and Gerry Dion are all part of the Denver real estate market. Perhaps one of the best known enclaves of this type of house can be found in Arapahoe Acres, a post-war subdivision in Englewood built in the modern style.

More recently, the Katrina Cottage has captured the public imagination with efficient designs that packed the functionality of a six room house into less than 600 square feet. These feisty little houses can cost less than ,000 in materials, stand up to hurricanes and still have nine foot ceilings and ample southern charm. A Katrina Cottage requires you to have land to build it on however. Now available through Lowes stores in the US, this is a small house for those homesteading on the Minnesota frontier, building a vacation home in the mountains or putting up a little home on a tiny urban lot.

Saving money is an important driving factor behind the current appeal of small houses. Do the math: A smaller building costs less to build and less floor space means less energy consumption. Maintenance is always on a much smaller scale. Small houses simply use less heat, less water and less electricity. And of course, less storage space means less of everything else. Pack rats and shop-a-holics need not consider simple living or serious downsizing, but if you’re interested in being conscious of your consumption and minimizing your strain on the planet, a small house might be for you.

For many people the idea of living in a smaller house is tied to the idea of sustainable living or living with their means – with style. Though the idea of sustainable living may still seem novel, the recent rash of foreclosures has certainly brought this idea home for many. Naturally if you’re spending less on utilities, land taxes and possessions, you’ll also have more money for everything else.

Want to be where the action is? Living smaller doesn’t translate into a meager lifestyle. In fact, part of the attraction of a smaller home is the ability to live large in other areas of your life. For many people, a smaller home allows them to buy in high priced urban areas that are otherwise out of reach.

Hate housework? One of the resounding benefits of living smaller is that small spaces are far easier to keep clean than sprawling McMansions. Less to organize and fewer steps to organize what you have, a smaller space gives you more time for other pursuits.

You don’t have to live in a modern steel box to live more efficiently either. There’s plenty of older housing stock that makes a great springboard for simplified living. Post war bungalows, shotguns, cabins, rowhouses, usonians, side-gabled and english cottages can all be found in Denver and surrounding areas. With an initial investment on energy efficient upgrades, built-in fixtures and creative storage options, living in a small old house can work better for most people than living in a bigger resource-hogging building.
